How much land do your want and how much do you plan to spend per acre?
What is your comfort level in length of commute to work? For children's commute to school?
Tangi towns north of Hammond have been fairly crappy, but Amite is getting better. Can't wait for the JBE Gubernatorial Library to open there in 2026.
Land in northern Tangi had been plentiful and cheap but with ZERO amenities for Quality of Life. Land along the Tuscaloosa trend may have increased in price due to the potential for oil/fracking and all of the North Tangi natives expecting to be the next hillbillyonnaire.

Price per acre depends on what kind of land it is and were it is. Looking for at least 60-70 acres, 75-100 is ideal. 4K-5K an acre is about most I would spend.
