There is a big difference in rental enforcement between an apartment complex management company and a private owner.
In a private owner situation like yours, you did the right thing. Professional management companies will squash you like a bug in court.

I agree. I was just thinking, I don't believe I have ever rented from a corporate overlord. Even while in college I picked out a property rented by an individual.
