Have someone thin out the oak tree, trim a few limbs, fertilizer and water the grass and it will grow.
That's what I did when I bought my house and had nice grass and shade trees with in a few years.

Then Gustav happened... no more shade trees. Ahh screw it cut the damn tree

This is the correct answer if you want trees and grass. Get rid of those ugly myrtles though.
