I live in KW. 59/I-69 has the best traffic situation for downtown of any of the suburbs and KW has very affordable housing. There just isn't shite to do here even compared to other suburbs.

anything north on i-45 may also encounter even worse traffic the next 2-4 years if they proceed with their planned reroute of 45/pierce ...

That's the beauty of it, not over-commercialized. But not for long... here's what's on the way in the coming months/years if things keep going forward. I personally am not all that excited about the commercial growth and inherent traffic (and undesirables) that seem to always accompany new shopping centers, chain restaurants, etc.
