Depends on price range of comps.

Do floors need to be removed?

If not and it's around a 200k house, I'd guess budgeting around $6-7 / ft for flooring (Includes porcelain, grout for baths and engineered wood and glue for remaining).

Entire interior paint job will prob run you around 5k depending on trim, cabinets, etc.

Sheetrock depends on how much you need to replace. That's tough to give an estimate on.

Bedroom fans = $100
Living, Kitchen light fixtures = $300/piece.

I'm not sure how much reno you need on the kitchen, but a sink will run you a couple hundred bucks, a faucet will run a couple hundred, stone countertops will prob run around $80-$100 ft2.

You can get a stainless appliance package for a few grand (Not including fridge)
Add $1500-$1800 for fridge.

Bathroom faucets are around $60-$80 a piece.

Unless you're a plumber, I suggest hiring one to install faucets. I find it be a huge pain in the rear.

I'm sure I'm leaving some stuff out.

*this is assuming you have showers, tubs, etc.

I just did something very similar.

My guess would be between 35-40k.
