I've got hard, compacted dirt. I've got 3 massive water oaks with associated root systems and TONS of shade. I need to get them trimmed, till and lay sod I guess but if I do all of that and the sod dies, I'm going to be very unhappy. It feels like gambling to me.

Will definitely be a gamble...hard to compete with an established tree

It would be cheaper to turn those areas into landscape beds. Using the tiller would damage the roots and potentially cause you problems with the trees in the future.
