Hunting lease might be best, usually these guys will improve things, just for themselves.

No kidding. My dad has 80 acres and lets a guy hunt on it for free. Why free? Because his day job is in earthmoving, periodically he'll do land improvements in exchange. The property is in much better shape now than it was when he first got it.
