Agreed. Or, you can do it yourself and ask the owner to cut the price by the 3% difference since their realtor would have to split the commission anyway. They do NOT like that so just ask and if they refuse just hire an agent so they can take the other agent's 3% anyway.
I like using an agent when I am buying but they won't be much, if any, help in locating nice houses that are for sale by owner. You will have to do those on your own and make sure you have a deal with your agent that addresses what happens if you find a house for sale by owner on your own, where there is no commission to split.
