I say no, you don't need an agent.
With the understanding that if you're ignorant and can't read, then pay no attention to my recommendation.
I've purchased 4 houses and haven't used an agent for any of them.
1. Find a very good thorough inspector and hire him. (not one of these, find it and fix it dudes.)
2. Find a very good attorney to compose a solid purchase agreement that will protect you (contingencies can really pay off - Inspection, termite inspection, appraisal, etc.)
3. Find a very good general contractor that can show you what needs to be done, how they intend to do it and that they can do it in a reasonable amount of time.
