If you are looking long term at buying, not short term, there is no need to hire an agent right away. With the internet, you have the ability to find all the houses for sale in the area you are looking. If you find a house(s) that are of interest to you, find an agent from a competing agency than the one listed. If you are interested in a house listed by Coldwell Banker, find a agent from Remax/Keller Williams.

If he wants to get this prospective house inspected, doesn't he need to be under contract in order to do so?

Luckily it was under the square footage the bitch and I had originally agreed upon, bc she read in the newspaper that I had closed on a house and she called me up looking for her cut.
What did you tell this bitch?

If I understand your scenario, do not get an inspector to look your house over before putting it up for sale. You might be liable down the road for not disclosing/repairing serious items. Let the buyer higher the inspector and come to an agreement with the buyer on what you will fix.

You don't. He's talking about a house he might be interested in buying.
Edit: Unless I'm the one misunderstanding.

I say no, you don't need an agent.
With the understanding that if you're ignorant and can't read, then pay no attention to my recommendation.
I've purchased 4 houses and haven't used an agent for any of them.
1. Find a very good thorough inspector and hire him. (not one of these, find it and fix it dudes.)
2. Find a very good attorney to compose a solid purchase agreement that will protect you (contingencies can really pay off - Inspection, termite inspection, appraisal, etc.)
3. Find a very good general contractor that can show you what needs to be done, how they intend to do it and that they can do it in a reasonable amount of time.
Best of luck.

Right, that's what I thought. You don't even know if you'll get to the point where you agree to a cost and go under contract. I would suggest to get an agent to, if nothing else, assist in the negotiations and the paperwork.

I would highly recommend it.
You will pay commission on a listed house anyway, so why not have someone in your corner sharing in that cost?

I told her the square footage was under the agreed amount, and she said "so that's how you're going to break the agreement?" Yup. I'd like to say that I told her off, but honestly I was too scared she'd come after me with a lawyer. I was much younger then and didn't have a lot of real world experience. She's retired now. Mean old bitch.

Selling agent has to split commission with buying agent. No reason not to have one.
Agreed. Or, you can do it yourself and ask the owner to cut the price by the 3% difference since their realtor would have to split the commission anyway. They do NOT like that so just ask and if they refuse just hire an agent so they can take the other agent's 3% anyway.
I like using an agent when I am buying but they won't be much, if any, help in locating nice houses that are for sale by owner. You will have to do those on your own and make sure you have a deal with your agent that addresses what happens if you find a house for sale by owner on your own, where there is no commission to split.
