Partially because there was a ground lease on the land, which isn't even possible in today's market. Busreport had a whole write up on it earlier this year.

I must have missed that article. Honestly, there is so much room in that development that the theater could sit vacant for a while. They should take some of that land and build another interchange to get out of the area. It is asinine that a shopping center that big is controlled by ONE INTERSECTION.
