all depends on your market clientele. Those clubs market to the touring pros and the 1% of america. I couldn't even imagine the initiation fee at last weeks tour stop Rivera CC in Pacific Palisades, CA. I assume 200K plus

It's all relative to the club. If you host a huge tourney that brings in loads of cash your fees/dues can be minimal.
example:
Augusta is rumored to have a $25k/year dues
Eat Lake is like $50k
You would expect those courses to be astronomically higher, but they each host 2 of the largest tourneys of the year that generate millions in revenue for the club allowing them to be extremely exclusive, and very cost efficient (to their clientele).
