There's 3 official projects that are set to happen between LSU & downtown
1) Nicholson Corridor Project at Old Alex Box/Grad Housing
2) River District
3) Water Campus

The Water Campus is supposed to be built along that same section of Nicholson, but a bit closer to downtown. The two developments would greatly improve that whole section between LSU and downtown, which has been a huge waste of prime real estate for too long, IMO.
