Why? It's "security" for if the tenant does not abide by the rules..ie. break the lease
Put it for rent, make them pay for cleaning/painting walls/new carpet and call it a day.
Then keep deposit.....PROFIT
Seriously, they broke the lease and you should NOT feel like you are doing something wrong.

no no what I mean is, I don't want to allow them to give me the security deposit for owed "rent" when I may need it to cover cost of damages
