Im in the same boat right now, have 1.5 acres to cut with a lot of obstacles. I presently own a 20hp 42in Husqvarna which has been nothing but a headache since the day i bought it. PLUS side to that is I've learned a lot on repairing and maintaining lawnmowers/small engines. From the research i've done it seems Ex-mark is the best in regards to cost and quality.

You can get the same exact engine and better front castor tires on the Toro 4260. The deck on the Exmark is better than the Toro, however, for cutting a residential lot a few times a month, the welded deck is probably over kill, especially if it is a relatively clean and level lot. The Exmark runs about $3500 and the Toro was $2800. They run the same drive system
