I need a good book that has tips/basics for investing in residential real estate rentals. Hoping to find something that is updated and recent with the current markets/credit situation. TIA

real estate books can be very tricky because it is a very local investment. Hard to write a book for the masses that is going to translate very well to any particular area of the country or especially individual city. Your best bet is to find a real estate agent with a long background in rental investment in your area and pick their brain. If they think you are seriously considering getting involved in real estate they will be very happy to talk to you.

Real Estate Investing for Dummies is a really good overview. Eric Tyson writes all the financial "For Dummies" books and is pretty good. You won't be a tycoon overnight but you'll know enough to know what your weaknesses are.
