Home warranty in sales contract?

About to accept the sellers offer however a home warranty isn't included. The only thing I'm worried about in the home is the ac unit which is about 5-7 years old. Should I ask for a 1 year warrnty to include the AC?

I would ask for it. Home warranties are relatively cheap (at least in TN). The last house we sold we included one for the buyers and it cost approximately $300. Our realtor did all the warranty docs and we paid the fee from our proceeds at closing. Just make sure before closing that it includes the AC.

Yea, I just looked at one online and everything else listed but the AC is brand new in the house...just seems that the seller might balk in that case.

If you can get it for free, do it.
If you have to pay for it, keep in mind that the company is paying employees, and still making a profit.

Definately ask for it. Would give you a year to personally observe the ac to see if might need repair.

I asked for it in the contract for the house I'm buying and they agreed. I think it's pretty common now and it's not a huge expense like others have said. As a seller, I wouldn't offer it if you didn't ask for it, though.

ask for it- if they refuse buy it yourself- my agent gave me one as her gift to us

We asked. The owner is going to service the AC prior to close and we can insert the warranty in if the service report reccomends it.

If you're buying an older home, than definitely ask for the home warranty or buy one yourself. Termite treatment is at least $1200, and electricians or a plumber charge $200/hr. If you're worried about the AC unit look into a HVAC maintence plan. It will increase the life of the unit.

The house is currently under a termite contract and in addition to the standard inspection it will also undergo a termite inspection.
