Damp and mold spots around heat/light/vent

In my half bath I’m seeing damp Sheetrock on all four sides of my H/L/V. the house is 5 years old and hasn’t done this before. I started leaving the door
Open to see if that helps. Maybe an insulation issue in attic? Anyone deal with this?

Curious as to how the vent is terminated. Can you check in attic and see? There should be more than likely a pipe running from the unit to a vent through the roof.

probably condensate, the cover for the H/L/V is metal inside the attic and probably doesnt have much insulation covering it and the cool air from inside the house on one side of the metal housing and the hot air in the attic on the other side are causing condensation to form. Try putting more insulation over the top of it in the attic.

Can also be vented through the soffit.
