If I'm painting over hang, facia and a carport ceiling, what's the best paint to use? I' m assuming flat paint is out since it's not really washable.

Yeah, not flat.

I'd just use a good Ben Moore or Sherman Williams Exterior Satin finish.

Satin. Flat paint would show every single dirt mark and squirrel fart that touches the home.

The brand of paint is important, but prep is especially important for lasting results. You want your surface clean, dull and dry. Pressure wash. Caulk, patch and prime as needed. Scrape all peeling or blistering paint, smooth then prime.
SW and BM are good choices. I would add Valspar Duramax to that list. Stay away from Behr or Farrell-Calhoun IMO.

The price difference between SW and Valspar is crazy.

SW roughly 90gal

Valspar Storm Coat $35gal

If you're going to put in the labor of cleaning, prepping and painting the extra $ is totally worth it for a durable paint. Not sure how much the Valspar Duramax someone recommended above is --I've only ever used Benjamin Moore, Sherwin Williams or Farrow & Ball exterior paints-- but I'd certainly not to try to save on cheaper paint, especially exterior paint.

I suggested the Valspar product only because I've used it. I have used SW's Superpaint (interior and exterior), Duration, Cashmere, Pro Classic, ProMar 200 and 400 (I worked for SW for 20 years). Also BM Super Spec and Regal. Used Valspar while I worked for Lowe's. Painted several rooms with their Signature line and used their Duramax on exteriors. I've used PPG as well. Valspar is part of the SW umbrella.
I found the Valspar products to be fine quality. excellent coverage, hiding and application. Yes they're cheaper, but I am impressed with their performance. I have no problem recommending them.
Pro tip: ask about opening a cash account at SW. All of your product info is saved in their system, and you can get discounts on paint and sundries.

Second Benjamin Moore products but I'd stay away from "Sherman Williams" products. He is the younger, dumber brother of the real paint producer in the family, Sherwin Williams.......

I use Sherwin Williams almost exclusively and have been for over 30 years now. Their products are very good and their exterior latex brands are top notch paints.

The last time I painted the exterior of my house, I used semi-gloss latex products by them and it looks just as good today as it did 6 years ago when I did the paint job. All I do is a once a year pressure washing of the exterior and it's good to go.

I hear ya. But, this is a project for a relative with a somewhat limited budget. I'm doing the work for free.

Then it's up to you to explain to them that if using a much cheaper paint, you will be having to use more paint to get good coverage color wise, and that translates to more of your time doing the work. Kind of the "Penny wise, pound foolish" analogy.

A gallon of paint will go a long way if the prep work was properly done and the surfaces you are painting are nice and smooth with any bare spots primed before the top coat is applied.
