Yeah but if I were looking for a place to retire I’d forego north Georgia for an elevated area.

Nooga qualifies, no income tax. I would prioritize. NC, GA, as VA have shown a great propensity to mess with taxes, TN apparently has not. I don't know about WV.

I have a soft spot for almost anything in the Smokies, I remember coming out of the shelter on the AT in the AM, and looking at the sunrise. Sun on the East, fog on the west. Stroke me out if it is to that view on my final day.

Are you taking a few weeks a year to visit Roanoke each year, where you plan to live? Can you rent a house for 90 days in your targeted area, to see what it is actually like? Whether we were in Norfolk or NOVA, the weather always sucked. Beach was always cold, it was always too humid (granted those are essentially coastal.)

What about Greenville, SC, or where Furman is? Income tax, but I loved driving 30m and getting to some hills to hike. Loved the town, not the taxes (birthday tax on license plates.)
