I'm in a similar boat to you and also very fortunate. I have a cousin who is about to graduate college and doing some research on his behalf really opened my eyes to how fricked the housing market/ situation is for him and his peers right now and long term.. Zero margin for error, and still no guarantees even if he is 100% perfect in his decision making. It's become absurd.

I bought my first house about 6 months out of pharmacy school back in 2014. I was able to purchase it for $88/sq ft. Sold it 2 years ago for $140/sq ft. If not for the timing of my purchase, I wouldn't be anywhere near the good financial standing I'm currently in. It was honestly just luck.
