re: What are the pros and cons of HOA?

I feel like I have the best of both worlds living in an incorporated community without an HOA. Because we have services we pay for outside of Louisville Metro (Parks/Road service, Police Department, etc) if you have a neighbor that’s in violation of some basic codes (like grass too tall) it gets handled quickly. On the flipside it’s a small tax compared to monthly HOA fees and there’s no neighbor creating absurd rules because they’re on some personal power trip.
