Because of cost. Materials are more expensive, there's more regulation than ever, labor is expensive and everything is about timelines.

If you can build it a little shittier but open 2 months earlier then business owners don't hesitate

Also, I can’t imagine all those pizza huts were great to sell when they went out of business. Being a bit more non-descript has back end value too.
