Another question I had was does simplicity really translate to a lower cost house? For example, if a roof is not complicated, I know it will be faster to build and possibly less material, but does that translate into saving for me, or will the subs mostly suck that up in there pricing as profit for them?

I was about 135/140 per square ft. I have a brother in law that is a finish carpenter and all the guys I used pretty much knew each other from doing other jobs. They pretty much tell each other what they are doing and don’t mind telling you who needs to come in and do their part so they can move along. I was just really there to make sure permits were done and inspections were taken care of when needed. If you my finishes are not premium but not standard either. When it gets closer, get in touch. Don’t mind letting you know who we used if it helps save you some money.
