I may have worded my OP poorly. I mean, I don't have immediate access to making the full purchase immediately. My net income monthly is $3,500 - as in after I pay everything off in a normal month. So, if I chose the finance 12 months no interest that is where that number came from. I said $30k because I do have $15k liquid in my checking if I had to use it.

I have three rentals paid off, but I am not going to just up and sell them for this. I am going to buy this piece, but just trying to do so as easily as possible.
