The ROI would be a massive net negative. There's no land in BR viable for it to justify any cost.

Central and LP have the land to do it but they're overpriced. Also far away from the "enhancement for the student body and public in general" you're dreaming of. It just doesn't make financial sense when U Club is offering it already.

Yes generating jobs, improving property values, and spurring economic growth is a net negative definitely. Creating a work play live environment is the future of cities. A walkable entertainment district that benefits the city, university, and tourists would be horrible for everyone. Baton Rouge needs to stand out instead of being last…a minor league hockey team will be out of here in 10 years. LSU sports will be here forever. Just makes too much sense to create a new district like the sort with money lsu sports is set to bring in. Not many chances come to have a completely open canvas like this with the golf course
