This and I would add the Medical District near UT Southwestern/ Maple Avenue and North Oak Cliff on Ft Worth Avenue and around Bishop Arts. There has been so much new stuff built all over Dallas in the last 2 years its mind boggling. Rents aren't cheap though. I've aslo seen small single family houses in the $2500 to $3000 range in Oak Cliff near Bishop Arts and Lower Greenville/ Lakewood area. I live in the Lower Greenville area and its my favorite area of Dallas. We walk to a lot of bars and restaurants or take a short Uber to most anyplace in Dallas proper.

We lived in North Oak Cliff when we moved up here and I wouldn't recommend it. While there are some really nice restaurants and some great older homes, there's a lot of crime near you and you'll hear plenty of gun shots at night. My truck was stolen while we lived there, so I'm a bit biased...
Better to live in those other locations and to visit Oak Cliff.
