Disagree to an extent. I realize this a small minority of homeowners, but FEMA flood insurance on the west end of Galveston is a joke. Once west of the seawall, the 12 miles of island is less than a mile wide. It is literally impossible for this stretch of turtle backed island to have any rain driven flooding or run off resulting in flooding.
Now, we can of course have a significant storm surge from a wind driven event, but that is covered under a Texas Wind Storm Policy. Yet, to get a mortgage or a construction loan you are required to purchase FEMA flood insurance.
