Is this considered a buyers market right now if you are paying cash for a house ?

Not yet. It will be if interest rates keep rising. We still have to compete with people who don't have cash.

I'm sitting on a big pile of cash from the sale of my home in February. Everyone keeps telling me to sit tight and not make any moves. I have a cheap little rental with the wife, but she is getting antsy.

Not for me. We still have one more mandatory rate hike of at least .5 coming this year and at least one for sometime next year (although it may be broken into smaller hikes).
I'm watching the reports and the market, but currently I don't see the market being in a buy-worthy position for me for the rest of the year.

Real estate markets are localized more so than any other market. It's impossible to say without knowing where you are buying. Home prices in many markets are project to decrease over the next 12 months. However, not ALL markets are projected for a decrease. Some are projected to remain flat, and even increase.
There is no such thing as asking a broad question is real estate in the U.S. going up or down. It is much more nuanced than that.

I agree. Indicators point two second quarter 2023 but too many variables. Personally, I think things become more clear towards the end of this quarter.

I had a stockpile of cash . Just purchased a beach house as a vacation / investment property. I felt the price I got it for was due to me being a cash buyer. Just wanted the boards thoughts.
