Agreed but it’s coming down. Slowly declining over the past few years.

Also, this is a buy it and put it to bed for 15 years. I’m not looking to flip it, not looking for a dime of cash flow out of it etc. just looking to build up equity and reserves to sell it in 15 years.

I have plenty of money in the market. Need to diversify some anyway.

As someone who just built a house in Watercolor … where have you seen these declines over the past few years. We have seen prices approaching $1000 a sq ft.

Just in the past month have we started to see the correction. I expect it to come swiftly based on some of my friends in the area.

I would look to buy in 2023.

If you want real ROI, by some crap bungalows in PCB off the water. Then rent them to aging hippies before flipping them to a developer in a decade.

We've been doing a week on Pensacola Beach for close to a decade now and prices have spiked. Last year when we went to register for this year, prices jumped bigly.

With the state of the economy (not just now, but in the near-to-mid future), I would be very surprised if they didn't drop next year.
