We were in this boat and kind of still am, if thr right opportunity shows up before we start building.

Our issue is it's cheaper to build even with the higher prices than to buy what we want/need.

We don't want to be in an HOA style neighborhood because I own a commercial truck and want to be able to have it home for maintenance and things. We also want more than an acre lot. We want something built in the last 10 years and don't want to have to do much reno or updating

We also need minimum 4 beds with a mother un law suite or 5 bed rooms because if we move away from the area my parents will need to move with us because of medical issues.

Good luck finding that cheaper than what we can build for.

We already own 15 acres of land with no lein on it.
