Appraisal company didn't appraise house we have under contract for enough....

I only needed 5k more and they were assholes
And unfortunately for them they didn't deposit my check yet
So I canceled payment on the check.
Think they'll get the point and change their appraisal??

if you sign a simple agreement for an appraisal, I'd say you are about to get hit with all kinds of liens and credit reports.

Appraisers don't give a shite if they appraise for what you want. That's not their job.
You're refusing to pay for the services your ordered and were rendered. That, my friend, makes you a POS.

Ya that is illegal for them to do what you want. They may be wrong and it is worth what you think but they can lose their license by delivering a report in line with a value conclusion demanded by a client.
You should also be careful as appraisers / banks talk in small communities and your name can be blackballed from future loans / appraisals / general real estate deals due to this kind of behavior.
As others have said you have to pay for services rendered as outlined in the Letter of Engagement and will likely be getting some sort of invoice or notification of non-payment.
Finally, why wouldn't you simply take the appraisal to the seller and then say "hey its only worth (whatever contract price is less $5,000) and then pay that much instead of the full value"?
Also I don't believe your story but the above is all solid info for others.
Oh and I forgot, you made the check out to the appraiser? Typically you pay the bank / lender who then orders the appraisal and is the direct client of the appraisal firm / appraiser and the one who pays them for their service. So, unless you are not receiving a loan, the bank / lender will be the one looking to receive payment from you and the appraisal company will still get paid by the bank / lender. And if you aren't receiving a loan, why do you care what it appraised for unless you were going to use that value to negotiate a lower price or confirm the existing contract price?

The buyer and seller are going to have to negotiate a lower price. Sucks but that is reality.
Maybe the realtors will cut their commission a little to bridge some of the gap.
