There is absolutely some subjectivity to it. Depending on how much of the closing costs each side pays, it artificially raises/lowers prices.

I had a home that need a new roof drop the value of the whole neighborhood by 10k.

Not to mention the lender is the one that more than likely ordered the appraisal and knows the appraiser personally.

THey might know the appraiser, but they had little to do with picking the appraiser. Today, everything is done my lists of approved appraisers. Loan officer has little to no input.

All these regs came into being after 2008.

One of the reasons I quit the industry, it became impossible for a junior appraiser to get work.

That's what adjustments are for. You got a shitty appraiser.

Yes, it is subjective, but quality appraisers have resources at hand that allow them to come up with their EXPERT OPINION of VALUE.

Purchaser typically pays for appraisal.
