I didn't read the responses because I am pressed for time to get to the lake where my rv and boat and family are.

I am a certified appraiser. If your appraiser did hos due diligence by appraising your property by replacement cost new less depreciation (RCNLD) and also by reseching comps, you sir are an idiot. If you think that you know the value of that property more than an experienced appraiser, then good luck to you because you'll need it.

Is this 1952?? man first off the guys wrong, but this statement is absolutely dumb/incorrect. I'm building right now, and I did 100% of the financial end without ever meeting anyone. All done with a national lender. I get you trying to scold his decision, but don't do it with total BS.

They did you a favor dumb arse. The house is worth less than the contracted price. You now have leverage with the seller and the ball is in your court.

They have specific rules they have to follow for an appraisal and they can't tack on another 5k because you want them too. That was a dick move if they done the appraisal.

Yes. Banks and mortgage companies gain confidence in your ability and willingness to meet your financial obligation to them when you bounce a $300 check weeks before closing. You should do this to show them that you do not play games with lenders.

I have no idea where you live and who you've met. I can promise you that if you are an idiot appraiser in Los Angeles county, you will quickly be an idiot ex appraiser.

now you are possibly facing a worthless check charge, they appraised the house you owe the money. smart move is to close that checking account that is the best way to fix them.

Let's just say they are lazy fricks that only do half arse jobs. Yes some may be somewhat intelligent , but just lazy fricks looking for a easy paycheck.

Seriously how fricking hard is it to appraise a house when all you have to do is take Square footage, take a few pictures, look at some comps that realtors provide to you, and do a little math?

Seems they can't even do that right sometimes.

Let me get this straight...

OP is buying a house and has negotiated a contract on said house.

Appraisal comes in $5,000 LESS than the agreed on price.

OP is now pissed at the appraisal company because OP is an idiot.
