I would sell it. I don't think it's worth the time, effort to pick up 200-300 each month.
I once took a position when I had another interview with a better company later that week. I took the job because I was tired of the job searching/interviewing process. Every time when something bad happened on the job, I thought "what if". Don't be a "what if" guy.

I've been in your situation before(30 yrs, bad interest rate). I think I paid off 3K of principal in 2 years. I refinanced it to 15 yrs at a lower interest rate. I've gained 55K in equity in 5 years. So you can see the difference right there.

Any advice as to grow from seed vs buy plant from nursery. What is the best time to plant them?

3. You could form an LLC(pretty cheap) to protect your personal assets. I didn't since I took out 300K liability for each of my properties.

4. Obstacles - negative cash flow is a big one. Make sure to do accurate calculation on monthly mortgage payment + expenses(taxes, insurance, maintenance, repairs). Other things to look out for: bad tenants(make them put down at minimum a month's worth of ten in deposit), vacancy, major repairs(roof, exterior painting, A/C)

5. Benefits: positive cash flow, earning equity monthly through tenants' rent, owning the property outright down the road(try to finance 15 years), depreciation on tax returns, getting monthly income when you retire.

If you could hire anyone and money wasn't an issue.

No. Jenny is the worst character. Had Forrest grown a spine and kick her to the curb then it would've been the most inspiring.

I just use soy sauce and corn flour to thicken it. I finish it with lime juice.
