Home in W Fel Parish. 3 acres. Just moved a ton of dirt out of backyard into sloping front yard and graded it out. Got water flowing correctly now. Have been recommended zoysia grass for this type of soil. Need grass.
Options:
1-20 pallets zoysia direct from farm being quoted 6k for sod and 2k to lay(don’t want to spend this much)
2-seed it and lay down erosion control fabric to help firm up mud areas while seed grows
3-hydro seed? Don’t know much about it
4-sod perimeter of house and plant the rest of it
Any advice
Options:

Any recommendations on who to buy a pole barn kit from. Located in greater Baton Rouge area but willing to travel to save money. I am going to put the barn up myself. Probably in the 30x60 ballpark size.

Buying a fixer upper as primary residence. Need loan. Here are details:
Location: South Central LA
Purchase Price: 245k
After Rehab Value: 450k
$ Amount Needed for Repairs: 150k
House Info: 5bed 3.5 bath 2650 sq ft slab home
Total amount of $ in project: 395k
I can come up with 80k or 20% of total value of home. Would like to finance the sale of the home and then do a 150k line of credit on the rehab as it may not need that much.
What bank/credit union do I need to be talking to?
First local mom and pop bank has me on a 1 year construction loan at 5.58%. Payments start 30 days after close. My biggest hangup is closing costs are astronomical: almost 12k.

This thing hasn't popped back yet but I feel as though it is going to take off. I already own some shares but just trying to get a feel for everyone else's thoughts.
It's the second largest food distributing company in the nation. Sysco and USFD tried to merge in the early 2010's and the courts ruled it a monopoly because they would have over 75% of the US business and therefore I look at these 2 as somewhat of a duopoly in the country. No one else touches them in terms of distribution centers and reach.
Anyone familiar with the company and what are your thoughts on moving forward investing? Thanks

With some states completely open and most opening up like LA to at least 50% these may still have the type of growth we are seeing out of airlines, cruise lines, etc. and have potential ability to hopefully double your investment

Looking for a lifetime boat for 2 man fishing. Grew up with a tiller and looking to stay that route. All-welded no rivets. Want something small and easy to handle out the water with low maintenance.
Got my eye on a 15-42 all welded with Merc 4 stroke with low hours.
Have y’all found a 15-42 too small for a couple of 200 lb men to fish on in rivers and bayous (not looking to run in much open water) Already have a center console for that type fishing. Looking to do more perch jerking with this set up
