Property is in SE Louisiana. I met with a guy from the La Ag and Forestry Dept on the property back during the summer. He was happy I contacted him. Said he has to do 8 plans a year and sometimes has to knock on doors to find properties to do, so he was happy I called and was within 30 minutes from his office in Abita Springs. Unfortunately it appears he forgot about me. I just called him and he apologized and said he’d get out there again soon to re-walk the property and pull some samples. Not 100% sure what his report is going to tell me, but don’t think it can hurt.

Currently have 20+ years of pine needles on the ground. Is your recommendation to remove that and expose some bare soil to sunlight?

In January 2025 I purchased a 160 acre (square) property in area 4. It was clear cut in the early 2000’s and never thinned since. It’s mostly pine with scattered oaks, but completely wooded. Not much underbrush and none on probably 85% of the property. Where it does get a little thick, I can see plenty signs of bedding. There is a constant water source that goes through the property and has one main road that needs work, but I plan on tackling that asap. In the one year I’ve had cameras out I’ve seen does, fawns, a spike, 6 point, 8 point, 10 point (2 consecutive days only, but recently), lots of hogs/coyotes and a few bobcats. Also tons of raccoons/rabbits/squirrels/etc. but not sure that matters. There is zero grass/green anywhere on my property and also surrounding it, so my thought (possibly “dumb”) is that adding a couple food plots would be very beneficial to the future of the property in regards to hunting. I’m very capable of putting in the work myself, but not against other options. I only live 15 minutes away and have a Kubota with front end loader/grapple and box blade with rippers. Also have a friend closer to the property than me who has skid steers, dozers, excavators, etc. Deer flies are brutal here when it’s warm, so I’d like to start asap.

Questions:

Is there a company/consultant who would advise on locations/sizes of food plots/stands?

If I go at it alone, what should I plant……and when?

If I’m incorrect in my approach, please tell me why and offer a better alternative.

Is his condo soaked from extinguishing the fire? If so, he has bigger issues. If not, why is he concerned about mold? If he flies away on vacation, does he have someone go start his car everyday and run the AC so he doesn’t get mold in the car?

Quick Google search says RMR 141 is an antimicrobial, RMR 86 is not.

Guess what you have is for non porous substrates and shouldn’t be used on your ceiling.

Agree not to use bleach (especially diluted). Bleach is 90% water. Water/moisture is what’s causing the mold to colonize in that area. Putting bleach (basically water) on wood or drywall will remove it on the surface, but seep into the substrate…..creating more mold. Glass or tile, go ahead and wipe it off, not your ceiling though. Wouldn’t use peroxide either. Mold should be removed by an anti-microbial, which you can get from any big box store. Just know it will come back without fixing the ventilation problem, as others have stated.

My advice, add a vent and use it. Slap some Kilz on it and repaint. It doesn’t look too bad. If you or anyone in your family has a severe mold allergy, then I’d cut the area out and patch. Good luck and hope this helps!

Negative. Don’t believe the HGTV house flipper shows. Your house is not regulated. AHERA is for schools and state buildings. Also regulated are commercial buildings or residential greater than a 4-plex, or demolition/renovation “Projects” (multiple buildings with the same funding source….usually federally funded).

Test if you want piece of mind, but as others have said, wear a respirator/wet/scrape or remove/throw in trash or bring to landfill. Doesn’t have to be declared ACM.
Where is he located/looking to work? What’s his skill set?

Distal. Actually happened about 4 months ago and ignorantly I didn’t get it checked out until yesterday. He did say surgery may no longer be an option because I waited so long, but we’ll know more after the MRI I suppose.

Interested in responses. Saw an ortho yesterday for the same thing. Going on a Mexico dove hunting trip next week so I really just wanted a cortisone shot and deal with it when I get back. He did an ultrasound and was pretty sure it wasn’t ruptured so he gave me the shot. Doing an MRI when I get back, but thinking there’s a tear.

Are there any options outside of Progressive that write commercial auto insurance policies in Louisiana?
Not grossest, but in an abandoned mine field in Iraq. First day guarding a huge ammo dump. Walked around a mound for cover with a chop block (seat) under my arm ready to do my business. Sat down facing the way I walked in and saw toe poppers scattered all around me including the path I walked in on. Needless to say I didn’t have to go anymore. Slowest I’ve ever walked 50 feet trying to get out of there trying to step on every exact footprint I came in on.
