Camp Location Opinions

I'm looking for advice on locations for a camp. I'm looking to buy a lot and build. Pros and cons of different areas. A few I'm looking at are as follows:
Rigolets
Shell Beach/Hopedale/Delacroix
Port Sulphur/Venice
Lafitte
Dularge/Dulac/Cocodrie
Leeville
Are any of these areas able to be insured reasonably?
Access to public land would be great.
Inshore fishing for now (Surface drive boat).
I have some experience with Dularge and Venice areas.
What say the OB?

I can only speak to the east side of the river but I would say Delacroix would be a good spot if you are limited to by a surface drive motor. My dream is to eventually have a camp in hopedale because you can hunt biloxi marsh for ducks and have mostly year round fishing for trout/reds. I would be interested in following this journey cause I've looked into it a bit more here recently.
