What's your budget?
If you want to be near campus look in Broadmoor, between Claiborne and Fountainblu. My SO has a few rentals in that part of town and we charge anywhere between $1500-2300, most our tenants are young professionals and grad students. We don't rent out of undergrads. Then again most undergrads like to stay closer to campus as it is.
We have a Duplex on the 2300 block of Audubon St that currently has tenants - when I was there the other day I saw a few houses with for rent signs in front yards. It's a great area for young families and grad students. You'll spend around $1700 for 2BR 2 bath. It's better to find a place in May when leases run out for Tulane students, but be progressive they fill quickly.
We have rentals all over the city I'll be honest with you about the areas.
