I managed a couple of these stores several years ago. We set up the contracts on an 8.5 turn, as in, the total of the rental payments was 8.5 times our cost. My stores consistently generated 21-23% net profit.
Btw, even at regular furniture stores, there is a HUGE markup.

Friend of mine in the B'ham area does rims and window tint. He brings in about $130k per year of "reported" income.
