Which, in my experience, makes them useless. They cannot ethically give you advice on offers or counter offers. They basically can't do anything but fill out forms you can download offline when they are a dual agent. Even more reason to cut them out unless contractually obligated.

Well, yes. I listed a little higher to factor some price lowering due to negotiations. If a private buyer came in, I was willing to negotiate. When we got a buyer with an agent ready to go within a week, I was willing to go full price at 2%. I was going to get my target price either way.

So, I didn't pay the realtor for nothing. I paid him 2% for bringing me a ready buyer within 4 days and closed in a month. That's worth something.

I listed FSBO and the majority of my hits were people with agents that have been in active searches. My private buyer hits were all wishy washy and "just looking". My best three leads were realtor deals.

Many people (including myself) bash what a realtor brings to the table, but in my case, the buyer's agent was extremely helpful in getting the process done right. Realtors help with non-local buyers, first-time buyers, etc.
