My dad owned one when I was younger. Only owned the lots, not the trailers. I guess he made a decent return (6 trailers x 75-85 bucks a piece in the mid 80's), but it was too much of a hassle, and he wasn't enough of a hardass. If you own the trailers (pick them up on Craigslist for cheap), I'm sure the money is better. It's hard to evict someone who doesn't have $ to pay land rent, and expect them to pay $ to move a trailer. If I did it, I would tie the land rent into the trailer, if possible (ie, if you don't pay the rent, you could foreclose and take ownership of the trailer).
