How easy is it to get out of an apartment lease?

I'm renting right now from a place that I moved into in September. I found a very similar apartment to buy across the street that will be $500+ less/month. I want to break my lease, but on the first page of my contract it says that my Lease Termination Fee is 2 months rent. Looking through the more detailed parts of the contract, it says it's negotiable though.

One thing working against me is that there was a deal where if I signed a 1-year agreement, I got one month's rent for free (which I took the 1st month). Is it likely to negotiate a pro-rated payment for that discount I received and then get out of here without any further monetary damage?

Thanks. Wasn't sure if there was any tricks to this or if it was completely up to the property owner.

i'd tell them what you plan on doing, and see if you can renegotiate to the cost of the neighboring apartment.

Anyone who does rental's has to be pretty strict with their contracts to avoid losing tenants. I'd say your chances are slim unless they can find new tenants fairly easily. Which doesn't sound like it if they have to offer incentives for you to move in and you are finding better deals nearby.

Look for any mold or unsatisfactory living conditions.. Thats a quick way to get out of a lease.. Or sublease it, if thats available
