Otoh, I thought in LA you couldn’t permanently decouple the surface and mineral rights.

Eastern or western Union? Depending on which side of the parish it is I could maybe get you hooked up with someone to get it cut. And to answer your original question, yes you can make money doing what you’re proposing but you have to have connections and buy off market like you’re doing. It will all depend on the property but instead of clear cutting it, you may be better off either thinning it or not cutting and selling it for more per acre. I’d say most people in the timber business in the area that are buying land for a long term investment give the bare dirt a valuation of around $750/acre. Timber value would then be added on top of that. Without knowing anything about the property, I don’t think you can go wrong at $1k/acre as long as it hasn’t been clear cut in the last 20 years and it has access.
If you can fix it up and make it more attractive for recreational buyers (a couple of food plots and deer stands, good roads, etc) then you could fetch a premium from the recreational buyer.

From everything you said this is a great deal. If you don’t want it, let me know, I’ll buy it.
Like was said, if no activity, mineral rights transfer after 10 years, Union Parish has fine deer hunting, and (like my grandmaw said) they ain’t making anymore.

I'd greatly appreciate a point in the right direction sir.

Yeah hasn't been cut and there's good logging roads that run onto the property. I know of 4 box stands on it with lanes cut. May be more.
