no one got $50k/acre for leasing rights
True, I'm a landman in Shreveport and the highest bonus I've seen was the Friersons at like 30-40 per acre, but when you factor in surface leases, subsurface agreements, etc, then yes, people got 50k an acre, just not for the lease bonus.
I'm just glad I'm not leasing up here anymore, I've missed paying a couple hundred an acre, it's great now

You can also make some dollars letting the operator use your surface for production operations (such as compressors, tankage, flowlines, separators, etc.), although I think (notice I said I think) that is usually covered in the mineral lease
You're correct on everything you've said, but just to clarify the surface usage:
The only thing covered in the lease is whether or not they can use your land for surface operations. Once they determine a well site, they must get a surface lease for the well site, tanks, etc, and a subsurface agreement for the lateral portion of the Haynesville drill, plus right of ways, etc, all of which necessitate more money for the landowner.
