Magnolia not blooming?

About 12 foot tall. Evergreen. Beautiful tree, but never bloomed. Ideas? TIA

How old is it? Magnolia's can take several years to bloom.

Is it in full sun?

Has it EVER bloomed?

I have the same problem. I have a 35' tree that hasn't bloomed in the five years I've lived here.

Full sun. About 7-8 years old.

Never has bloomed.

I fertilize once a year.

What are the conditions? Is it getting regular water? Is it in a good ph level soil? is it in a lawn or bed area? IS it a Southern Magnolia? Do you fertilize?

Come get mine , pain in the butt . Leaves fall in the summer and I have to consistently trim limbs so yard can get Sun .
