It was being ran on the bare minimum payroll and maintenance wise. Would take double, if not more, than that just to maintain it. To make the necessary improvements to get it back PRIMO probably a 3 million dollar capital investment then 750k/year annual budget.

71 members at $350 a month in its current shape. I wouldn't pay $350 to join it in its current shape. You'd have to spend a bunch of money to get it back so it's probably 200 members at $350 a month to break even.

I just don't see it as a "member course".

It sucks for th golf community. Really sucks for the homeowners

Yearly maintenance cost on that golf course is over $1M - easy, just to have it in pretty good shape.

It’s always needed a few “deep pockets” to keep it going.

It’s a lot of property, but there’s a ton of property that’s not n play. At its peak, everything was mowed wall to wall, tight and clean…..and that cost a ton of money. A lot of holes can easily be converted to natural areas that would probably make the holes stand out more.
The bunkers were always way too much. Find a pool company and will every fairway bunker in and most of the green side. Natural areas would beautify the course better than bunkers.
Those 2 alone decreases a ton of maintenance.
The Bluffs could be a fun, decent layout for well below a million dollar maintenance budget.

Problem is, they need a ton of infrastructure. New irrigation, drainage, new grass on the greens etc… That stuff is not cheap!

They did the native area thing at beaver Creek and it made the course look 10 times better. It's prettier and less to cut

Unless the drains are collapsing and caving in, just go with what you got. If the course doesn’t drain well, they could just have crap soil.
Greystone is like that. Drains work, but it just stays wet a long time.
And if it is staying wet, that means outside of the greens, irrigation isn’t that big of priority.
South Louisiana has been extremely wet since 2016 and even before.
Their pumps and piping probably need to be replaced. The place was built in the late 80’s.
But it doesn’t need to be extensive. Every hole has a nice lake nearby to run small closed loops on a few holes. You don’t need wall to wall irrigation. It’s not a grow in. Just something give the greens and tees a drink.
The greens will never be right. Champion grass that’s been neglected several times and so mutated, you have no idea what you are putting on.
They are also 5 acres big! That’s a lot of greens! Just go back to regular Tifdwarf, which was there before the Champion. Very easy to keep and can even be overseeded if that’s an option.
That’s not so expensive to scare a buyer away. Tax money could definitely pay that bill.
You can’t just let it go to pasture!
It just needs to be reimagined.
