Right on 100% my mentality going into this. So long as you have a golf cart or have bikes for people to ride I find it just as enjoyable if not more personally.
I also want as much protection from a storm as I can get. Given these new beachfront homes they are building and the strong high rises aren’t going anywhere with todays building standards and codes, nonetheless I want a little bit of buffer as a couple few blocks off the beach can sometimes make a big difference.
Still stuck on the high rise condo vs home though. Just seems like high rise is a pain in the arse even with the HOA taking care of all the exterior work and maintenance. Just seems very hotel-ish or apartment ish vs beach type house. Idk

We've been doing a week on Pensacola Beach for close to a decade now and prices have spiked. Last year when we went to register for this year, prices jumped bigly.
With the state of the economy (not just now, but in the near-to-mid future), I would be very surprised if they didn't drop next year.

A two or three story condo with 50 or less units across from the gulf is the ticket. Usually less HOA drama, still take in the summer dough, and more snowbird friendly in winter.

Was speaking with a local in water color and they said the exact same thing. That’s what they were living in and said almost word for word
