Update...I got 2 more quotes including lildevs guys. Both were more expensive (one by 10 grand). Labor and materials are just high currently.
We are going to mortar wash chimney and paint the rest with Loxon. Latoya is fricking up my world big time, so I am going to take the 10k and do other projects on the house.
