I know a former marine that is a slumlord in BR. He owns 1000’s of properties that are section 8. He’s told me before that he’s made attempts to renovate and make some properties better, but the tenants run off the contractors every time.


once they go section 8 it matters not how nice they are...

That’s correct. I was just making the point that more often than not, it’s the tenants themselves that prevent any sort of improvement.
